1. Definitions For the purposes of these Terms and Conditions, the following terms shall have the meanings assigned to them below:
1.1 "A D Infra", "Company", "We", "Us", or "Our"
Shall mean A D Infra, its proprietors, directors, partners, affiliates, subsidiaries, group companies, successors, assigns, employees, representatives, agents, channel partners, contractors, consultants, and authorized service providers.
1.2 "Website"
Shall mean the website operated by A D Infra, including www.adinfra.in, all associated domains, sub-domains, landing pages, microsites, mobile websites, applications, social media pages, digital platforms, and any other online property owned, managed, or operated by A D Infra.
1.3 "User", "Visitor", "You", or "Your"
Shall mean any individual, entity, organization, company, partnership, association, or person who accesses, browses, uses, interacts with, registers on, submits information through, or otherwise engages with the Website or any services offered by A D Infra.
1.4 "Services"
Shall mean all products, services, facilities, information, assistance, consultations, property-related services, lead generation services, project marketing services, customer support services, advisory services, site visit arrangements, documentation assistance, financing assistance, registration support, and any other services offered by A D Infra from time to time.
1.5 "Property"
Shall mean any residential, commercial, industrial, mixed-use, plotted development, builder floor, apartment, villa, independent house, shop, office space, land parcel, project, unit, inventory, or real estate asset marketed, promoted, developed, sold, facilitated, or otherwise associated with A D Infra.
1.6 "Project"
Shall mean any real estate development, construction project, residential project, commercial project, plotted development, redevelopment project, builder floor project, or any other development marketed, promoted, developed, or facilitated by A D Infra.
1.7 "Content"
Shall mean all information, text, data, images, photographs, graphics, floor plans, layouts, brochures, videos, audio, designs, trademarks, logos, project details, specifications, advertisements, marketing materials, software, code, documents, and other materials available on or through the Website.
1.8 "Inquiry" or "Enquiry"
Shall mean any request, query, callback request, lead submission, registration, form submission, WhatsApp communication, email communication, telephone communication, brochure download request, site visit request, or any other interaction initiated by a User.
1.9 "Communication"
Shall mean any communication made through telephone calls, SMS, WhatsApp, RCS messages, emails, push notifications, in-app notifications, postal correspondence, social media messaging, or any other electronic or non-electronic means.
1.10 "Applicable Law"
Shall mean all applicable laws, rules, regulations, notifications, circulars, guidelines, orders, and directives issued by any governmental, judicial, statutory, regulatory, or local authority having jurisdiction.
1.11 "Third Party"
Shall mean any individual, company, organization, service provider, financial institution, channel partner, advertiser, vendor, consultant, contractor, government authority, or entity other than A D Infra and the User.
1.12 "Terms"
Shall mean these Terms and Conditions, together with all policies, disclaimers, notices, privacy policies, amendments, and other documents published by A D Infra from time to time.
1.13 "Lead"
Shall mean any information voluntarily submitted by a User, including name, phone number, email address, property preference, budget, location preference, or any other information provided for the purpose of receiving information, assistance, or services from A D Infra.
1.14 "Channel Partner"
Shall mean any broker, real estate consultant, marketing associate, referral partner, sales partner, agency, intermediary, or business associate engaged by or associated with A D Infra for the promotion, marketing, sale, or facilitation of properties and services.
2. Website Usage
2.1 Acceptance of Terms
By accessing, browsing, using, or interacting with the Website, the User acknowledges that they have read, understood, and agreed to be bound by these Terms and Conditions, as amended from time to time. If the User does not agree with any provision of these Terms, the User must immediately discontinue use of the Website.
2.2 Eligibility
The User represents and warrants that they are legally competent to enter into a binding agreement under applicable law. If the User accesses the Website on behalf of any organization, company, partnership, or other entity, the User represents that they have the authority to bind such entity to these Terms.
2.3 Permitted Use
The Website is intended solely for lawful purposes related to obtaining information about properties, projects, services, and offerings made available by A D Infra.
The User agrees to use the Website only for legitimate and lawful purposes and in a manner that does not infringe upon the rights of A D Infra or any third party.
2.4 Prohibited Activities
The User shall not:
(a) use the Website for any unlawful, fraudulent, misleading, or unauthorized purpose;
(b) submit false, inaccurate, incomplete, misleading, or impersonated information;
(c) attempt to gain unauthorized access to any portion of the Website, server, database, network, or systems connected to the Website;
(d) interfere with, disrupt, damage, overload, or impair the operation, security, or functionality of the Website;
(e) upload, transmit, distribute, or introduce viruses, malware, spyware, ransomware, malicious code, or other harmful material;
(f) scrape, copy, harvest, extract, download, reproduce, or collect data, content, leads, contact information, project details, pricing information, images, or materials from the Website through automated or manual means without prior written permission from A D Infra;
(g) use bots, crawlers, scripts, automated tools, AI systems, or similar technologies to access or interact with the Website in a manner not expressly authorized by A D Infra;
(h) infringe upon the intellectual property rights, proprietary rights, privacy rights, or other rights of A D Infra or any third party;
(i) use the Website in any manner that may harm the reputation, goodwill, business interests, or operations of A D Infra.
2.5 Information Submitted by Users
Any information submitted by a User through enquiry forms, callback requests, WhatsApp communications, emails, registrations, brochure requests, site visit requests, surveys, or any other interaction shall be true, accurate, current, and complete.
The User shall be solely responsible for the accuracy of all information provided to A D Infra.
2.6 Monitoring and Verification
A D Infra reserves the right, but shall not be obligated, to monitor, review, verify, record, store, investigate, or remove any information, communication, or activity occurring on or through the Website without prior notice to the User.
2.7 Suspension and Restriction of Access
A D Infra reserves the absolute right to suspend, restrict, block, terminate, or deny access to the Website, in whole or in part, at any time and without prior notice, if it reasonably believes that:
(a) the User has violated these Terms;
(b) the User has engaged in fraudulent, abusive, suspicious, unlawful, or harmful activities;
(c) such action is necessary to protect the interests, security, systems, employees, customers, partners, or reputation of A D Infra.
Such suspension or termination may occur without liability to A D Infra.
2.8 No Guarantee of Continuous Availability
A D Infra does not guarantee that the Website will operate uninterrupted, error-free, secure, timely, or free from defects.
The Website may be modified, updated, suspended, restricted, or discontinued at any time without prior notice.
2.9 User Responsibility
The User is responsible for maintaining the confidentiality and security of any information, devices, systems, or communication channels used to access the Website.
The User assumes all risks associated with the use of the Website and any reliance placed on information available through the Website.
2.10 Reservation of Rights
All rights not expressly granted under these Terms are reserved by A D Infra.
Nothing contained on the Website shall be construed as granting any license, right, title, or interest in any intellectual property, proprietary information, content, materials, or assets belonging to A D Infra unless expressly authorized in writing.
3. Property Information Disclaimer
3.1 General Information Only
The information, materials, content, property descriptions, specifications, floor plans, layouts, dimensions, pricing, images, videos, brochures, advertisements, illustrations, renderings, amenities, project details, payment plans, offers, schemes, possession timelines, and other information displayed on the Website are provided for general informational and marketing purposes only and do not constitute a legal offer, contract, representation, warranty, or commitment of any kind.
3.2 Subject to Change
A D Infra reserves the right to modify, revise, update, withdraw, replace, discontinue, or amend any property information, project details, specifications, layouts, floor plans, dimensions, amenities, pricing, payment plans, offers, discounts, inventory, availability, possession schedules, or other content displayed on the Website at any time and without prior notice.
3.3 No Binding Commitment
Nothing contained on the Website shall be deemed to create any binding obligation on the part of A D Infra unless expressly incorporated into a written agreement executed between A D Infra and the concerned purchaser.
Any booking, inquiry, expression of interest, brochure download, website interaction, advertisement, or communication shall not create any contractual relationship or legally enforceable commitment.
3.4 Pricing Disclaimer
All prices, payment plans, discounts, promotional offers, schemes, financing options, and cost estimates displayed on the Website are indicative in nature and may vary based on market conditions, project requirements, government regulations, taxes, duties, registration charges, availability, and other factors.
Final pricing shall be governed solely by the written documents, allotment letters, booking forms, agreements, or other documents issued by A D Infra.
3.5 Availability of Inventory
The availability of any property, unit, floor, apartment, builder floor, plot, commercial space, or other inventory displayed on the Website is subject to prior sale, booking, withdrawal, reservation, legal restrictions, operational considerations, or other circumstances.
Display of any property on the Website shall not be construed as confirmation of its availability for sale.
3.6 Floor Plans, Layouts and Measurements
All floor plans, layouts, site plans, measurements, dimensions, super areas, covered areas, carpet areas, built-up areas, elevations, designs, and architectural drawings displayed on the Website are indicative and may be subject to revisions, modifications, technical adjustments, regulatory requirements, site conditions, engineering considerations, or approval requirements.
Actual construction and delivered specifications may vary to the extent permitted by applicable law.
3.7 Images and Visual Representations
All photographs, computer-generated images, artist impressions, visualizations, renderings, walkthroughs, videos, virtual tours, and promotional materials displayed on the Website are intended for illustrative and representational purposes only.

3.10 No Warranty
To the maximum extent permitted under applicable law, A D Infra makes no express or implied warranties, guarantees, representations, or assurances regarding the accuracy, completeness, suitability, reliability, availability, or fitness of any property information displayed on the Website.
3.11 Prevailing Documents
In the event of any discrepancy, inconsistency, conflict, omission, typographical error, clerical error, technological error, pricing error, or interpretation issue between information displayed on the Website and any official document issued by A D Infra, the terms contained in the executed agreement, allotment letter, booking form, sale document, or other official written document issued by A D Infra shall prevail and be binding.
3.12 Errors and Omissions
A D Infra reserves the right to correct, modify, update, or remove any information displayed on the Website, including pricing errors, typographical mistakes, omissions, inaccuracies, or technical errors, without incurring any liability or obligation to any User.
4. Enquiry & Lead Submission
4.1 Voluntary Submission of Information
By submitting an enquiry, callback request, contact form, registration form, brochure request, site visit request, WhatsApp message, email, social media enquiry, advertisement lead form, or any other request for information through the Website or any platform associated with A D Infra, the User voluntarily provides such information and acknowledges their interest in the properties, projects, products, or services offered by A D Infra.
4.2 Accuracy of Information
The User represents and warrants that all information submitted to A D Infra, including but not limited to name, mobile number, email address, location, budget, property preference, and any other details, is true, accurate, current, complete, and lawfully provided.
The User shall be solely responsible for any loss, delay, miscommunication, or inability to provide services arising from inaccurate, incomplete, outdated, or misleading information.
4.3 No Obligation to Respond
Submission of an enquiry or lead shall not create any obligation on the part of A D Infra to respond, provide services, arrange site visits, offer inventory, process requests, or enter into any transaction with the User.
A D Infra reserves the right to accept, reject, ignore, verify, or discontinue any enquiry at its sole discretion without assigning any reason.
4.4 Lead Ownership
All enquiries, registrations, callback requests, lead submissions, customer interactions, communication records, site visit requests, and related information submitted through the Website or any associated platform shall become part of A D Infra's customer relationship management, sales, marketing, support, and operational records.
A D Infra shall have the right to maintain, organize, process, analyze, verify, and use such information for lawful business purposes in accordance with these Terms and its Privacy Policy.
4.5 Verification of Enquiries
A D Infra reserves the right to verify the authenticity, identity, contact information, and legitimacy of any enquiry, lead, registration, or communication received from a User.
The User agrees to cooperate with any reasonable verification process undertaken by A D Infra.
4.6 Multiple Sources of Enquiries
The User acknowledges that enquiries may be submitted through various channels, including but not limited to the Website, landing pages, digital advertisements, social media platforms, third-party portals, referral programs, channel partners, call centers, messaging platforms, and offline marketing campaigns.
All such enquiries shall be treated as valid enquiries directed to A D Infra and shall remain subject to these Terms and Conditions.
4.7 No Confidential Information
Unless expressly agreed otherwise in writing, any information submitted by a User through enquiry forms, messages, emails, surveys, feedback forms, or other communication channels shall be deemed non-confidential.
The User agrees that A D Infra may use such information for customer service, business operations, analytics, marketing, communication, and service improvement purposes, subject to applicable law.
4.8 Fraudulent or Misleading Enquiries
A D Infra reserves the right to reject, block, suspend, report, investigate, or take appropriate legal action against any User who submits false, fraudulent, misleading, abusive, offensive, automated, spam, duplicate, or otherwise improper enquiries.
4.9 No Guarantee of Property Availability
Submission of an enquiry, registration, callback request, brochure request, or site visit request does not guarantee the availability, reservation, allotment, booking, pricing, or acquisition of any property, unit, project, or inventory displayed by A D Infra.
Any property transaction shall be subject to separate verification, documentation, approvals, availability, and execution of applicable agreements.
4.10 Record Retention
A D Infra may retain enquiry records, communication logs, call records, emails, messages, site visit requests, lead information, and related data for operational, legal, regulatory, customer service, security, dispute resolution, analytics, marketing, and record-keeping purposes for such period as deemed appropriate by A D Infra or as required under applicable law.
5. Pricing & Availability
5.1 Indicative Pricing
All prices, rates, quotations, payment plans, offers, discounts, promotional schemes, financial illustrations, and other pricing information displayed on the Website are indicative in nature and are provided solely for informational purposes.
Such pricing information shall not constitute a legal offer, commitment, warranty, or binding obligation on the part of A D Infra.
5.2 Right to Revise Pricing
A D Infra reserves the absolute right to modify, revise, increase, decrease, withdraw, or amend the price of any Property, Project, inventory, service, offer, scheme, or payment plan at any time and without prior notice.
The User acknowledges that property prices may fluctuate due to market conditions, construction costs, regulatory requirements, governmental policies, taxation changes, demand and supply factors, financing costs, or other business considerations.
5.3 Taxes and Additional Charges
Unless expressly stated otherwise, all prices displayed on the Website are exclusive of applicable taxes, duties, cess, stamp duty, registration charges, maintenance charges, utility connection charges, legal fees, documentation charges, governmental levies, and any other statutory or incidental charges.
Such charges shall be payable by the purchaser as applicable at the time of transaction.
5.4 Promotional Offers and Discounts
Any promotional offer, discount, scheme, incentive, gift, cashback, waiver, benefit, or special pricing displayed on the Website shall be subject to specific terms, conditions, eligibility criteria, inventory availability, project requirements, and validity periods determined by A D Infra.
A D Infra reserves the right to modify, suspend, withdraw, or terminate any promotional offer at any time without prior notice.
5.5 Availability of Inventory
All Properties, units, builder floors, apartments, plots, commercial spaces, projects, and inventory displayed on the Website are subject to availability.
Availability may change without notice due to prior bookings, sales, reservations, legal requirements, operational decisions, project revisions, or other circumstances beyond the control of A D Infra.
5.6 No Reservation Through Website
Viewing a Property on the Website, submitting an enquiry, requesting a callback, downloading a brochure, scheduling a site visit, or communicating with A D Infra shall not create any right, reservation, allotment, priority claim, or entitlement in favor of the User.
No Property shall be deemed reserved or booked unless expressly confirmed in writing by A D Infra and subject to completion of applicable documentation and payment requirements.
5.7 Pricing Errors and Omissions
Despite reasonable efforts to ensure accuracy, the Website may occasionally contain typographical errors, clerical errors, technical inaccuracies, pricing discrepancies, calculation mistakes, outdated information, or omissions.
A D Infra reserves the right to correct any such errors, inaccuracies, or omissions at any time and without incurring any liability.
5.8 Quotations and Communications
Any verbal communication, telephone discussion, WhatsApp message, email correspondence, marketing material, advertisement, brochure, social media content, presentation, quotation, or indicative cost sheet provided by A D Infra shall be subject to final verification and approval by A D Infra.
Only the pricing and commercial terms contained in the final written documents executed or issued by A D Infra shall be binding.
5.9 Third-Party Financing and Loan Illustrations
Any loan eligibility calculations, EMI estimates, financing illustrations, repayment examples, interest rate references, or banking information displayed on the Website are indicative only and shall not be construed as financial advice, loan approval, or commitment by any financial institution.
Actual loan terms shall be determined solely by the concerned lender and applicable regulations.
5.10 Prevailing Documents
In the event of any discrepancy between information displayed on the Website and any booking form, allotment letter, agreement, demand letter, payment schedule, sale document, or other official document issued by A D Infra, the terms contained in the official written document shall prevail.
5.11 No Liability for Pricing Changes
A D Infra shall not be liable for any loss, damage, expense, claim, expectation, or inconvenience arising from changes in pricing, withdrawal of inventory, modification of offers, discontinuation of schemes, or unavailability of any Property or Project displayed on the Website.
6. Booking Process
6.1 Expression of Interest
Any enquiry, registration, callback request, site visit request, property visit, verbal discussion, email communication, WhatsApp communication, brochure request, quotation request, or expression of interest by a User shall not constitute a booking, reservation, allotment, sale, or commitment by A D Infra.
A Property shall be considered for booking only upon completion of the booking process as determined by A D Infra.
6.2 Booking Request
A User interested in booking a Property may be required to submit such documents, information, declarations, identification records, application forms, and other details as may be requested by A D Infra from time to time.
A D Infra reserves the right to accept, reject, defer, or cancel any booking request at its sole discretion without assigning any reason.
6.3 Booking Amount
A booking shall be deemed initiated only upon receipt of the applicable booking amount, token amount, earnest money, advance payment, or such other consideration as may be prescribed by A D Infra.
Receipt of a booking amount alone shall not automatically create any allotment, ownership right, reservation, contractual entitlement, or guarantee of availability unless expressly confirmed by A D Infra in writing.
6.4 Verification and Due Diligence
All booking requests shall be subject to verification of identity, documentation, payment realization, compliance requirements, internal approvals, legal requirements, and other checks as deemed necessary by A D Infra.
A D Infra reserves the right to seek additional information or documentation before processing any booking request.
6.5 Confirmation of Booking
A booking shall be considered confirmed only when:
(a) the required booking amount has been received and realized;
(b) all required documents and information have been submitted to the satisfaction of A D Infra;
(c) the Property remains available for allotment; and
(d) a written booking confirmation, allotment communication, acknowledgement, or other written confirmation has been issued by A D Infra.
Until such confirmation is issued, no booking shall be deemed final or binding upon A D Infra.
6.6 Property Availability
All bookings are subject to the availability of the concerned Property at the time of processing.
A D Infra reserves the right to refuse, withdraw, decline, or cancel any booking request if the Property has already been sold, reserved, withdrawn, blocked, modified, becomes unavailable, or cannot be allotted for any reason.
6.7 Documentation Requirements
The User shall provide all documents, declarations, identification records, address proofs, tax records, financial documents, photographs, and other information required by A D Infra or applicable law within the prescribed timelines.
Failure to provide required documentation may result in delay, suspension, rejection, or cancellation of the booking process.
6.8 Payment Obligations
The User agrees to make all payments in accordance with the payment schedule, demand notices, booking documents, allotment conditions, agreements, or other instructions issued by A D Infra.
Any delay, default, dishonor, reversal, chargeback, or failure in payment may result in suspension, cancellation, forfeiture, withdrawal of benefits, or such other consequences as may be determined by A D Infra and applicable agreements.
6.9 Right to Reject or Cancel Booking
A D Infra reserves the absolute right to reject, suspend, revoke, or cancel any booking request or booking at any stage in the event of:
(a) incorrect, incomplete, misleading, or fraudulent information;
(b) failure to provide required documents;
(c) non-payment or delayed payment;
(d) legal, regulatory, compliance, or title-related concerns;
(e) suspected unlawful activity;
(f) unavailability of inventory; or
(g) any other circumstance deemed appropriate by A D Infra.
6.10 No Transfer of Rights
Submission of a booking request, payment of a booking amount, or issuance of a booking acknowledgement shall not transfer ownership, title, possession, interest, or any proprietary right in favor of the User.
Such rights, if any, shall arise only upon execution of the relevant agreements and completion of all applicable legal and contractual requirements.
6.11 Modification of Booking Process
A D Infra reserves the right to modify, revise, update, suspend, or change the booking process, eligibility criteria, documentation requirements, payment requirements, or allotment procedures at any time without prior notice, subject to applicable law.
6.12 Governing Documents
The booking process shall be further governed by the applicable booking form, application form, allotment letter, agreement for sale, sale deed, conveyance documents, payment schedules, and other documents executed between the parties.
In the event of any conflict between these Terms and any subsequently executed transaction-specific document, the terms of such transaction-specific document shall prevail to the extent of the conflict.
7. Payment Terms
7.1 Payment Obligations
The User agrees to make all payments in accordance with the applicable booking form, allotment letter, payment plan, demand letter, agreement, invoice, quotation, or any other document issued by A D Infra.
All payments shall be made within the timelines prescribed by A D Infra and through approved payment methods only.
7.2 Payment Schedule
Payments may be required in the form of booking amounts, token amounts, earnest money deposits, installments, milestone-based payments, possession-related payments, maintenance deposits, statutory charges, or any other amounts as communicated by A D Infra.
The User shall adhere to the payment schedule communicated by A D Infra from time to time.
7.3 Mode of Payment
Payments shall be made through banking channels approved by A D Infra, including bank transfer, cheque, demand draft, UPI, payment gateway, digital payment methods, or any other mode authorized by A D Infra.
A D Infra reserves the right to refuse, reject, suspend, reverse, or seek verification of any payment transaction.
7.4 Payment Realization
A payment shall be deemed received only upon successful realization and credit of cleared funds into the designated account of A D Infra.
Issuance of a cheque, payment instruction, transaction reference, or payment acknowledgment shall not constitute realization of payment.
7.5 Taxes and Statutory Charges
The User shall be solely responsible for payment of all applicable taxes, duties, cess, stamp duty, registration charges, maintenance charges, utility connection charges, governmental levies, documentation charges, legal fees, and any other statutory or incidental charges applicable to the transaction.
Such charges may be revised in accordance with applicable laws, regulations, or governmental requirements.
7.6 Additional Charges
The purchase price of a Property may exclude charges relating to maintenance deposits, club memberships, utility infrastructure, parking, electricity connections, water connections, service charges, legal documentation, governmental approvals, or other ancillary costs unless expressly stated otherwise.
The User agrees to pay such charges as and when applicable.
7.7 Delayed Payments
If the User fails to make any payment by the applicable due date, A D Infra shall have the right, without prejudice to any other rights available under law or contract, to:
(a) levy interest on delayed payments;
(b) suspend processing of the booking or transaction;
(c) withhold documentation, approvals, possession, or other services;
(d) withdraw offers, discounts, incentives, or promotional benefits;
(e) cancel the booking or allotment; and/or
(f) initiate appropriate legal proceedings.
7.8 Interest on Delayed Payments
A D Infra reserves the right to charge interest on delayed payments at such rate as may be specified in the applicable booking form, allotment letter, agreement, demand notice, or other transaction documents.
Interest shall accrue from the due date until the date of actual realization of payment.
7.9 Dishonoured Payments
In the event of any cheque dishonour, payment reversal, chargeback, failed transaction, declined payment, unauthorized payment dispute, or similar event, the User shall remain liable for the outstanding amount together with applicable charges, penalties, bank fees, recovery costs, and legal expenses incurred by A D Infra.
7.10 Allocation of Payments
A D Infra reserves the right to allocate, appropriate, adjust, or apply any payment received from the User towards any outstanding amount, dues, interest, charges, penalties, taxes, fees, or other liabilities in such manner as A D Infra may deem appropriate.
7.11 No Set-Off or Deduction
The User shall make all payments in full without any withholding, deduction, adjustment, counterclaim, set-off, dispute, or reduction unless expressly permitted by law or agreed in writing by A D Infra.
7.12 Payment Confirmation
A D Infra may issue receipts, acknowledgements, invoices, statements, or payment confirmations for amounts received. Any discrepancy regarding a payment shall be reported by the User within seven (7) days of the relevant transaction or document issuance.
7.13 Third-Party Financing
Where the User avails financing, home loans, or credit facilities from any bank, housing finance company, financial institution, or lender, such arrangement shall be solely between the User and the concerned lender.
A D Infra shall not be responsible for loan approvals, disbursement delays, interest rates, financing terms, lender decisions, or any obligations arising under such financing arrangements.
7.14 Consequences of Default
Any default in payment obligations may result in cancellation of booking, forfeiture of amounts as permitted under applicable agreements, withdrawal of benefits, suspension of services, denial of possession, or other actions available to A D Infra under applicable law and contractual documents.
7.15 Final and Binding Records
The books, records, payment statements, invoices, ledgers, receipts, transaction records, and financial records maintained by A D Infra shall, in the absence of manifest error, be treated as prima facie evidence of the amounts payable by the User.
7.16 Amendments
A D Infra reserves the right to revise payment procedures, accepted payment methods, administrative charges, processing fees, and related requirements at any time, subject to applicable law and transaction-specific agreements.
8.1 General Policy
All requests for cancellation, withdrawal, refund, modification, transfer, or termination of a booking shall be subject to these Terms, the applicable booking documents, allotment documents, agreements executed between the parties, and applicable law.
8.2 Cancellation by the User
A User seeking cancellation of a booking shall submit a written cancellation request in the manner prescribed by A D Infra together with all supporting information and documents required for processing the request.
Submission of a cancellation request shall not automatically entitle the User to a refund.
8.3 Booking Amount and Advance Payments
The User acknowledges that booking amounts, token amounts, earnest money deposits, administrative charges, processing fees, and other advance payments may be utilized by A D Infra for administrative, operational, marketing, compliance, and transaction-related purposes.
Accordingly, such amounts may be subject to deduction, adjustment, forfeiture, or retention in accordance with these Terms, applicable agreements, and applicable law.
8.4 Refund Eligibility
Any refund, if approved by A D Infra, shall be processed only after verification of the transaction, completion of applicable formalities, clearance of outstanding dues, and submission of all required documentation.
Refund eligibility shall be determined by A D Infra based on the stage of the transaction, contractual obligations, costs incurred, and applicable legal requirements.
8.5 Administrative and Processing Deductions
A D Infra reserves the right to deduct administrative charges, processing fees, documentation expenses, legal costs, banking charges, taxes, marketing expenses, site visit expenses, brokerage commitments, and other reasonable costs incurred in connection with the booking, transaction, or cancellation.
8.6 Forfeiture on User Default
Without prejudice to any other rights available under law or contract, A D Infra shall have the right to forfeit, retain, adjust, or deduct all or part of the booking amount, advance payment, earnest money deposit, or other amounts paid by the User in the event of:
(a) cancellation initiated by the User;
(b) non-payment or delayed payment by the User;
(c) failure to execute required documentation;
(d) failure to complete the transaction within prescribed timelines;
(e) submission of false, misleading, inaccurate, or fraudulent information;
(f) breach of these Terms or any transaction document; or
(g) any other default attributable to the User.
8.7 Cancellation by A D Infra
A D Infra reserves the right to suspend, withdraw, reject, or cancel any booking, allotment, transaction, or reservation in the event of:
(a) non-payment or payment default;
(b) failure to comply with documentation requirements;
(c) legal, regulatory, title, compliance, or governmental issues;
(d) force majeure events;
(e) suspected fraud, misrepresentation, or unlawful activity; or
(f) any other circumstance making continuation of the transaction impractical, unlawful, or commercially unreasonable.
8.8 Refunds Upon Cancellation by A D Infra
Where A D Infra cancels a booking for reasons not attributable to the User, A D Infra may, subject to applicable law and contractual obligations, refund such amounts as it deems appropriate after adjustment of applicable charges, taxes, deductions, and expenses.
8.9 Refund Processing Time
Approved refunds shall be processed within a reasonable period after completion of all verification requirements, documentation formalities, and internal approval procedures.
A D Infra shall not be liable for delays caused by banking institutions, payment gateways, governmental authorities, intermediary service providers, or circumstances beyond its reasonable control.
8.10 Non-Transferability
Refund claims shall be processed only in favor of the original payer or such other person as may be legally entitled to receive the refund and approved by A D Infra.
8.11 No Interest on Refunds
Unless expressly required by applicable law or agreed in writing by A D Infra, no interest, compensation, damages, opportunity costs, escalation costs, market appreciation benefits, or other amounts shall be payable on any refunded amount.
8.12 Taxes and Government Charges
Any taxes, duties, stamp duty, registration charges, governmental levies, or statutory payments already remitted to authorities may be refunded only in accordance with applicable laws, governmental policies, and procedures.
A D Infra shall not be responsible for refunds controlled by third-party authorities.
8.13 Final Determination
Subject to applicable law, the determination of cancellation charges, deductions, adjustments, forfeiture amounts, and refund eligibility by A D Infra shall be final and binding.
8. Cancellation, Refund & Forfeiture Policy
9.1 Definition of Force Majeure
A D Infra shall not be liable for any delay, failure, interruption, suspension, deficiency, inability to perform, or non-performance of any obligation, service, commitment, transaction, booking, allotment, possession, delivery, communication, construction activity, documentation process, registration process, or any other obligation arising from any event or circumstance beyond its reasonable control ("Force Majeure Event").
9.2 Force Majeure Events
Force Majeure Events shall include, without limitation:
(a) acts of God, natural disasters, floods, earthquakes, storms, cyclones, lightning, droughts, landslides, epidemics, pandemics, public health emergencies, or other natural calamities;
(b) war, invasion, armed conflict, terrorism, sabotage, civil unrest, riots, strikes, lockouts, labour disputes, public disturbances, or threats thereof;
(c) governmental actions, changes in law, regulations, policies, notifications, judicial orders, court injunctions, administrative restrictions, regulatory interventions, acquisition proceedings, or actions of governmental authorities;
(d) delay, refusal, suspension, cancellation, modification, or non-issuance of approvals, sanctions, licenses, permits, registrations, NOCs, utilities, clearances, or permissions by any competent authority;
(e) shortages of labour, contractors, consultants, suppliers, building materials, equipment, utilities, transportation services, fuel, electricity, water, or other essential resources;
(f) accidents, fire, explosions, structural failures, equipment breakdowns, utility failures, communication failures, cyber incidents, technical disruptions, or infrastructure failures;
(g) banking disruptions, payment system failures, financial market disruptions, internet outages, telecommunication failures, or failures of third-party service providers;
(h) any other event, circumstance, condition, occurrence, or cause beyond the reasonable control of A D Infra.
9.3 Suspension of Obligations
During the continuance of a Force Majeure Event, A D Infra shall be entitled to suspend, postpone, extend, modify, or delay the performance of its obligations without incurring any liability, penalty, compensation, damages, or claims of any nature.
9.4 Extension of Time
Any timelines relating to construction, development, booking, allotment, documentation, registration, possession, handover, communication, payment processing, customer service, or any other obligation shall automatically stand extended for the duration of the Force Majeure Event and such additional period as may be reasonably required by A D Infra to resume normal operations.
9.5 No Liability
The User expressly agrees that A D Infra shall not be liable for any direct, indirect, incidental, consequential, special, exemplary, punitive, financial, commercial, or other losses arising from any delay, disruption, suspension, cancellation, or non-performance caused by a Force Majeure Event.
9.6 Right to Modify or Terminate
If a Force Majeure Event continues for a prolonged period or materially affects the feasibility, legality, viability, or completion of any Project, Property, transaction, service, or obligation, A D Infra shall have the right to modify, suspend, restructure, defer, or terminate the affected activity, transaction, booking, allotment, or service, subject to applicable law.
9.7 Mitigation Efforts
A D Infra shall make commercially reasonable efforts to mitigate the effects of any Force Majeure Event; however, A D Infra shall not be obligated to incur unreasonable expenditure, undertake extraordinary measures, or compromise its legal, commercial, operational, or financial interests in doing so.
9.8 Third-Party Dependencies
The User acknowledges that A D Infra's performance may depend upon governmental authorities, utility providers, contractors, consultants, vendors, financial institutions, technology providers, telecom operators, and other third parties. Delays, failures, or disruptions attributable to such parties may constitute Force Majeure Events where beyond the reasonable control of A D Infra.
9.9 Survival
The rights, protections, limitations, and remedies contained in this Force Majeure clause shall survive the suspension, termination, completion, cancellation, or expiration of any transaction, booking, service, agreement, or relationship between A D Infra and the User.
9. Force Majeure
10.1 Ownership of Intellectual Property
The Website and all Content available on or through the Website, including but not limited to text, graphics, logos, trademarks, service marks, trade names, project names, designs, floor plans, layouts, brochures, photographs, videos, renderings, illustrations, artwork, software, source code, databases, compilations, marketing materials, advertisements, documents, and other proprietary materials are owned by, licensed to, controlled by, or otherwise lawfully used by A D Infra and are protected under applicable intellectual property, copyright, trademark, trade secret, and other proprietary rights laws.
10.2 Proprietary Rights
All rights, title, and interest in and to the Website and its Content shall remain the exclusive property of A D Infra and/or its licensors, partners, vendors, consultants, contractors, or other authorized rights holders.
Nothing contained in these Terms or on the Website shall be construed as transferring, assigning, licensing, or granting any ownership interest or proprietary rights to any User.
10.3 Limited License
Subject to compliance with these Terms, A D Infra grants the User a limited, revocable, non-exclusive, non-transferable, and non-sublicensable right to access and view the Website solely for personal, informational, and lawful purposes.
No other rights are granted to the User, whether expressly, impliedly, or otherwise.
10.4 Restrictions on Use
Without the prior written consent of A D Infra, the User shall not:

(b) create derivative works based upon any Content;
(c) use any trademark, logo, project name, trade name, design, branding element, marketing material, or proprietary information belonging to A D Infra;
(d) reverse engineer, decompile, disassemble, extract, or attempt to derive source code, databases, algorithms, or underlying structures of the Website;
(e) scrape, harvest, collect, download, extract, reproduce, store, or repurpose Website content, images, property information, leads, contact information, or marketing materials through manual, automated, or technological means;
(f) use any Content for commercial, competitive, promotional, marketing, brokerage, lead-generation, listing, or real-estate business purposes.
10.5 Trademarks and Branding
All trademarks, service marks, logos, trade names, brand identifiers, project names, slogans, visual identities, and related branding elements appearing on the Website are the exclusive property of A D Infra or their respective owners.
Any unauthorized use, reproduction, imitation, registration, or exploitation of such marks is strictly prohibited.

No waiver, omission, or failure by A D Infra to enforce any intellectual property right shall be construed as a waiver of such right or any future enforcement thereof.
10. Intellectual Property

A D Infra may collect, receive, store, process, analyze, verify, and use information provided by Users through the Website, enquiry forms, callback requests, registrations, site visit requests, WhatsApp communications, emails, telephone conversations, social media interactions, advertisements, landing pages, partner platforms, and other communication channels.
Such information may include, without limitation, the User's name, mobile number, email address, location, property preferences, budget, identification details, transaction information, communication records, device information, IP address, browser information, and any other information voluntarily provided by the User.
11.2 Purpose of Collection
The User acknowledges and agrees that A D Infra may collect, process, store, analyze, and use information for purposes including but not limited to:
(a) responding to enquiries and requests;
(b) providing information regarding Properties, Projects, and Services;
(c) arranging site visits, meetings, consultations, and follow-ups;
(d) customer relationship management and customer support;
(e) sales, marketing, promotional, advertising, and remarketing activities;
(f) verification, compliance, security, fraud prevention, and risk management;
(g) transaction processing and documentation;
(h) business analytics, research, service improvement, and operational purposes; and
(i) compliance with applicable laws, regulations, court orders, and governmental requirements.
11.3 User Consent

The User expressly acknowledges, agrees, and authorizes that the consent granted under these Terms shall remain valid notwithstanding the fact that the User's mobile number, telephone number, email address, or contact information may be registered under the Do Not Disturb (DND) Registry, National Customer Preference Register (NCPR), National Do Not Call Registry (NDNC), or any similar registry, preference service, or communication restriction mechanism maintained by any governmental, statutory, regulatory, telecom, or other authority.
The User expressly authorizes A D Infra and its authorized representatives to communicate with the User through any mode of communication permitted under applicable law, irrespective of such registrations or preferences.
11.6 Consent Through Lead Forms and Advertisements
The User acknowledges that submission of information through Website forms, landing pages, advertisements, social media lead forms, callback requests, WhatsApp forms, partner platforms, referral programs, event registrations, property portals, marketing campaigns, and any other lead-generation mechanism shall constitute an express request and authorization by the User to be contacted by A D Infra.
11.7 Recording and Monitoring
The User acknowledges and agrees that A D Infra may monitor, record, retain, review, analyze, and use telephone calls, WhatsApp communications, emails, messages, meetings, video calls, customer interactions, and other communications for quality assurance, training, dispute resolution, compliance, security, operational, evidentiary, and business purposes.
11.8 Sharing of Information
A D Infra may share, disclose, transfer, process, or make available User information to its affiliates, group companies, channel partners, consultants, service providers, financial institutions, lenders, technology providers, marketing agencies, legal advisors, contractors, governmental authorities, regulatory bodies, and other authorized third parties where necessary for business, operational, legal, compliance, marketing, transaction-related, or service-related purposes.
11.9 Data Retention
A D Infra reserves the right to retain User information, communication records, transaction records, enquiry records, marketing records, and related data for such period as may be deemed necessary for business, operational, legal, regulatory, evidentiary, compliance, security, dispute resolution, or record-keeping purposes.
11.10 Security Measures
While A D Infra endeavors to implement reasonable administrative, technical, and organizational measures to safeguard information, no transmission, storage system, communication channel, or electronic platform can be guaranteed to be completely secure.
Accordingly, A D Infra does not guarantee absolute security of information transmitted or stored through the Website or related systems.
11.11 Withdrawal of Consent
Where permitted by applicable law, a User may request withdrawal of consent for certain communications by contacting A D Infra through designated channels.
However, withdrawal of consent shall not affect:
(a) communications already initiated;
(b) service-related communications;

11.12 No Liability

11.13 Acceptance

(b) indirect losses;
(c) incidental losses;
(d) consequential losses;
(e) special damages;
(f) exemplary damages;
(g) punitive damages;
(h) loss of profits;

(j) loss of revenue;
(k) loss of goodwill;
(l) loss of anticipated savings;
(m) loss of data;
(n) loss arising from delay, disruption, suspension, cancellation, or unavailability of any Property, Project, Service, or Website functionality;
whether arising in contract, tort, negligence, statutory liability, strict liability, equity, or otherwise, even if advised of the possibility of such damages.
12.4 Website and Technology Limitations
A D Infra shall not be responsible for any interruption, delay, downtime, system failure, server failure, cyberattack, hacking attempt, malware, virus, unauthorized access, technical malfunction, communication error, internet outage, payment gateway failure, telecom disruption, or other technological issue affecting the Website or related systems.
12.5 Third-Party Actions and Services
A D Infra shall not be liable for any acts, omissions, representations, defaults, delays, negligence, misconduct, errors, failures, services, products, communications, or actions of:
(a) channel partners;
(b) brokers;
(c) consultants;
(d) contractors;
(e) financial institutions;
(f) payment gateways;
(g) technology providers;
(h) government authorities;
(i) utility providers; or
(j) any other third party.
12.6 Property and Project Information
The User acknowledges that Property information, pricing, specifications, floor plans, layouts, measurements, amenities, project timelines, approvals, offers, and other related information are subject to change.
A D Infra shall not be liable for any loss, claim, expectation, investment decision, opportunity cost, market fluctuation, or commercial consequence arising from reliance on such information.
12.7 Communications
A D Infra shall not be liable for delayed delivery, non-delivery, technical failure, telecom issues, spam filtering, incorrect routing, network failure, unauthorized interception, or any other issue affecting calls, SMS, WhatsApp messages, emails, notifications, or other communications.
12.8 Maximum Liability
Notwithstanding anything contained in these Terms, and to the fullest extent permitted by applicable law, the aggregate liability of A D Infra arising out of or relating to the Website, Services, Properties, Projects, communications, transactions, or these Terms shall not exceed the amount actually received by A D Infra from the concerned User in relation to the specific transaction giving rise to the claim.
Where no payment has been made by the User, A D Infra shall have no monetary liability whatsoever.
12.9 Limitation Period
Any claim, action, proceeding, dispute, or cause of action arising out of or relating to the Website, Services, Properties, Projects, communications, or these Terms must be brought within one (1) year from the date on which the cause of action arose, failing which such claim shall be deemed permanently barred to the extent permitted by applicable law.
12.10 Exclusive Remedies
The remedies expressly provided under these Terms shall be the sole and exclusive remedies available to the User.
No remedy available to the User shall entitle the User to injunctive relief, specific performance, business interruption claims, loss of opportunity claims, or consequential damages against A D Infra except where expressly mandated by applicable law.
12.11 Applicability
The limitations, exclusions, disclaimers, protections, and allocations of risk contained in this section shall apply regardless of the form of action, whether arising under contract, tort, negligence, statutory duty, equity, strict liability, or any other legal theory, and shall survive the termination, cancellation, completion, or expiration of any relationship between the User and A D Infra.
12. Limitation of Liability
13.1 User Indemnification Obligation
The User agrees to defend, indemnify, and hold harmless A D Infra, its affiliates, group entities, directors, partners, proprietors, shareholders, officers, employees, agents, representatives, consultants, contractors, channel partners, service providers, successors, and assigns from and against any and all claims, demands, actions, proceedings, liabilities, losses, damages, penalties, fines, costs, expenses, charges, settlements, judgments, and legal fees arising out of or relating to:
(a) the User's access to or use of the Website;
(b) the User's violation of these Terms and Conditions;
(c) any information, data, documents, representations, declarations, or materials submitted by the User;
(d) any breach of applicable law, regulation, governmental order, or legal obligation by the User;
(e) any infringement, misappropriation, or violation of intellectual property rights, privacy rights, proprietary rights, or other rights of any third party by the User;
(f) any fraudulent, misleading, unlawful, abusive, negligent, or unauthorized conduct of the User; or
(g) any dispute between the User and any third party arising from or connected with the User's use of the Website, Services, Properties, Projects, or communications.
13.2 Third-Party Claims
The User agrees to indemnify and hold harmless A D Infra against any claim, complaint, notice, demand, investigation, inquiry, proceeding, litigation, arbitration, regulatory action, consumer complaint, or governmental action initiated by any third party that arises from:
(a) information submitted by the User;
(b) communications initiated by the User;
(c) property transactions involving the User;
(d) the User's conduct, acts, omissions, negligence, or default; or
(e) any breach of these Terms by the User.
13.3 DND, Communication and Consent Related Claims
The User agrees to indemnify and hold harmless A D Infra from and against any claims, complaints, proceedings, notices, penalties, costs, or liabilities arising out of communications made by A D Infra in response to enquiries, registrations, callback requests, brochure requests, site visit requests, lead submissions, or other interactions initiated by the User.
Where the User has voluntarily provided contact information or otherwise expressed interest in any Property, Project, or Service, the User shall not hold A D Infra liable for communications made pursuant to such interaction.
13.4 Recovery of Costs
The indemnity obligations of the User shall include all legal fees, advocate fees, court costs, arbitration costs, expert fees, investigation costs, administrative expenses, settlement amounts, compensation payments, and other expenses incurred by A D Infra in connection with any claim or proceeding.
13.5 Right to Conduct Defense
A D Infra shall have the right, at its sole discretion, to assume the exclusive defense, control, settlement, negotiation, and management of any matter subject to indemnification.
The User agrees to cooperate fully with A D Infra in the defense, investigation, settlement, or resolution of such matters.
13.6 Continuing Obligation
The indemnity obligations contained in this section shall remain valid and enforceable irrespective of:
(a) completion of any transaction;
(b) cancellation of any booking;
(c) termination of Website access;
(d) discontinuation of Services;
(e) deletion of User information; or
(f) expiration or termination of these Terms.
13.7 Cumulative Rights
The indemnification rights provided under these Terms are in addition to, and not in substitution for, any rights, remedies, claims, recoveries, damages, or protections available to A D Infra under applicable law, contract, equity, or otherwise.
13.8 Survival
The provisions of this Indemnity section shall survive the suspension, termination, cancellation, completion, expiration, or discontinuation of the User's relationship with A D Infra and shall remain enforceable to the fullest extent permitted under applicable law.
13. Indemnity
14.1 Applicable Law

15.1 Amicable Resolution

The arbitration proceedings, pleadings, submissions, evidence, correspondence, and award shall be conducted and issued in the English language.
15.6 Interim and Equitable Relief

15.8 Consolidation of Claims
To the fullest extent permitted by applicable law, multiple claims, disputes, or causes of action involving the same User may be consolidated into a single arbitration proceeding at the discretion of A D Infra or the arbitrator.
15.9 Limitation on Class or Representative Proceedings
The User agrees that all Disputes shall be brought solely in the User's individual capacity and not as a plaintiff, claimant, representative, class member, or participant in any class action, collective action, representative action, or similar proceeding.
15.10 Survival
This arbitration clause shall survive the termination, cancellation, completion, expiration, suspension, or discontinuation of the Website, Services, Projects, Properties, bookings, transactions, or the relationship between the User and A D Infra.
15.11 Severability
